The selection criteria which are listed below explain The Chateau Apartments Apartment's policy in regards to standards which must be met in order to reside at one of our quality communities. Standards such as these are appreciated by fellow residents of the community who feel more comfortable knowing that all residents have met the same high standards as they did when they applied. It is our sincere intent to offer our residents the best possible community living environment. The Chateau Apartments does not discriminate against any person because of race, color, religion, sex or national origin. If you have any questions regarding the selection criteria, please do not hesitate to ask the Manager. Our goal is to serve your housing needs.

The following are categories and requirements that a person or family must meet in order to reside in our community.

PRESENT & PAST CREDIT REPORT
Any application may be rejected for any one (1) of the following:

  1. Any one (1) judgment not remedied.

  2. Any one (single account) credit obligation which is three (3) months or more delinquent.

  3. Any one (1) personal bankruptcy.

  4. Any one (1) foreclosure of real estate.

  5. Any one (1) repossession of material or personal; property.

  6. Any one (1) suit not remedied or a suit pending.

The absence of a credit file shall NOT adversely affect the applicant. A consistent, severe, or recent history of deficiencies in overall credit or in rent payment which indicated that the family would be unable or would otherwise fail to pay when due rent for the apartment and other expenses relative to occupancy of the apartment, or the absence of any history of timely payment of rent and other obligations, unless the family can show good cause for such absence may be grounds for rejection. Also, applicants shall not be rejected if the Credit Bureau reports adverse credit which is the result of medical expenses.

Deviation from the aforementioned policy must be documented.

PRESENT & PAST RENTAL HISTORY
Any application may be rejected for any one (1) of the following:

  1. Any one (1) history of having "skipped" from previous housing

  2. Any one (1) eviction from previous housing

  3. Any repeated late payments of rent within a twelve (12) month period from current or previous housing

  4. Any Landlord Reference returned wherein the previous management has signed that the applicant was destructive of the apartment or surrounding public areas. This includes destruction by children or pets of the applicant.

INCOME REQUIREMENTS
The monthly rental amount shall not be greater than 25% of the applicant's monthly income.

OCCUPANCY LIMITS
No more than two (2) persons per bedroom allowed.

GOOD NEIGHBOR POLICY
Please refer to the Good Neighbor Policies for the community for further categories of disapproval.
